My Process: 
1. List the property 

2. When people inquire I send them a list of questions
Questions I ask potential tenants: 
Monthly income:
Why are you moving?
Where are you moving from?
Would you have money for the first month’s rent and the deposit?
When are you looking to move?
Any pets? 
Who would be living at the property?
How long are you planning on living there?

3. If the answers sound good, I will set up a showing with the tenant. 

4. If they like the property and seem like a good fit I will send them an application with a background check, credit check, and eviction report. 

5. If everything looks good then I move forward with the tenant.
