2. When people inquire I send them a list of questions
Questions I ask potential tenants: 
Monthly income:
Why are you moving?
Where are you moving from?
Would you have money for the first month’s rent and the deposit?
When are you looking to move?
Any pets? 
Who would be living at the property?
How long are you planning on living there?

3. If the answers sound good, I will set up a showing with the tenant. 

4. If they like the property and seem like a good fit I will send them an application with a background check, credit check, and eviction report. 

5. If everything looks good then I move forward with the tenant.

Cash flow is the amount of money that is left over after all expenses have been paid, including mortgage payments, property taxes, insurance, and maintenance costs. Here are some steps to help you find the cash flow for an investment property:
  1. Determine the potential rental income: The first step is to determine how much rent you can charge for the property. This will depend on factors such as location, size, and condition of the property. You can research rental rates in the area to get an idea of what you can charge. You can also look at comparable properties to see what they are renting for.
  2. Calculate the expenses: Once you have an idea of the potential rental income, you'll need to calculate the expenses. This will include mortgage payments, property taxes, insurance, maintenance costs, and any other expenses associated with the property. Be sure to include a reserve for unexpected expenses.
  3. Subtract the expenses from the rental income: Once you have calculated the potential rental income and expenses, subtract the expenses from the rental income. This will give you the monthly cash flow for the property. Ideally, you want to have a positive cash flow, which means that the rental income is greater than the expenses. If the expenses are greater than the rental income, you may need to adjust the rental rate or look for a different property.
  4. Consider other factors: While cash flow is an important factor in determining the potential profitability of an investment property, it's not the only factor. If you're a landlord or property manager, you know that managing your own books can be a tedious task. It's easy to get lost in the details and miss out on important payments or lose track of where your money is going. That's why I have developed a system to help streamline the process and make sure that I never miss a payment or lose track of what I'm spending. Every month, my rent is due on the 1st and late on the 5th. I always message my tenants on the 3rd to remind them to get their payment in on time to avoid the late fee. On the 6th, I go in and make sure all my tenants are paid. If they're not, I then send out a 3 day pay or vacate notice. Whenever I pay utilities or have any other costs, I input those into my property management spreadsheet. I keep all my receipts in another folder, and I link directly to the receipt in the spreadsheet. This way, I can keep track of everything and make sure everything is organized. At the end of each month, I go through my bank account to make sure everything is correct. To help me stay on track, I have a checklist that I follow every month. This checklist includes:
  • paying the mortgage
  • rent reminders on the 3rd
  • late notices on the 6th
  • pay gas
  • pay electric
  • pay water
  • pay maintenance
  • final review of books for the month

Managing your own books doesn't have to be a difficult task. With the right system in place and a few helpful reminders, you can easily stay on top of your finances.
